A ground-up development project in the City of Tempe of approximately 3.65 million square feet, where the development team planned to merge business, entertainment, sports, retail, dining, residential enclaves, hotel and luxurious hospitality services, public promenades, and plazas. Through collaboration with the community and the city, they sought to create the largest mixed-use development project in Arizona.

BPG achieved full entitlement on the site, and then sold to a third party in September 2007 for a substantial gain.
