BPG acquired the land in 1984 for ground-up project. Upon commencement of construction, BPG signed Hewlett-Packard as the lead tenant. The project was completed in 1987, two years after the land acquisition. The project was leased to major tenants including Hewlett-Packard, Prudential, Consolidated Cigar, AT&T. and New England Life. It subsequently sold at a profit in 2001.
