Colorado Commons to feature 68 loft and live-work townhomes.

Monrovia, CA — May 3, 2006 — Irvine-based SL Residential Inc. and Los Angeles-based Barker Pacific Group are planning the upcoming construction of the Colorado Commons today in Monrovia. The community is a public-private venture with the Monrovia Redevelopment Agency and Colorado Commons, LLC. The $36 million project will include 68 attached dwellings, commercial space for four tenants totaling 4,400 square feet, a subterranean parking garage for the residents, and a new multi-level public parking structure. Project completion is scheduled for late 2007.

Located on a two-acre site within the city’s historic, downtown urban core, the development of Colorado Commons is the culmination of the city’s 20-year redevelopment effort of the parcel, which is bordered by Colorado Boulevard, Primrose Avenue, and Lemon Avenue.

“Colorado Commons will be a high quality community for the residents, and become part of the revitalization in Monrovia’s historic downtown area,” says Greg Sadick, project executive and Vice President of Development for SL Residential.

Designed by Daniel P. Gehman, AIA, a principal at Thomas P. Cox Architects, the complex wraps around Lemon Avenue’s Park Victoria townhomes on the east and south sides, and is comprised of five, two and three story buildings, and a parking structure. Courtyards and pedestrian walkways will connect the community to the area’s revitalized Myrtle Avenue and re-emerging historic downtown.

An above-grade pubic parking facility, which replaces two municipal parking lots, will provide over 210 additional spaces for customers of the commercial tenants at Colorado Commons and the Old Town business district.

Colorado Commons will include a selection of 12 floorplans in flats, two-story townhome lofts, and live-work configurations. The community will offer one, two, and three bedroom units and seven affordable units. Sales of the market rate townhomes will commence in late 2006.
